Injaz Building – Dubai

Project Overview

CDE Engineering Services was commissioned by Water Seal LLC to carry out a preliminary condition assessment of post-tensioned (PT) tendons at selected locations in the ground floor and basement slab of the Injaz Building in Dubai.
The assessment focused on evaluating the condition of PT tendons and identifying potential risks related to deterioration.

Client

Technical Expert Consultant & Project Managers, Sharjah, UAE

Location

Dubai, UAE

Client Challenge

Concrete delamination and spalling were observed in slab soffits around PT tendon zones in the ground floor and basement levels. The client required an assessment to understand the cause of distress and to evaluate the likelihood of corrosion in PT tendons.

Scope of Work

  • Visual inspection of affected slab areas
  • Assessment of PT tendon condition at selected locations
  • Identification of distress mechanisms
  • Evaluation of potential corrosion risk

Our Approach

CDE carried out a focused preliminary investigation involving site inspection and assessment of visible distress. Observations were used to evaluate the condition of PT tendons and to identify areas requiring further detailed investigation.

Key Findings

  • Delamination and spalling observed in slab soffits near PT tendons
  • Distress concentrated in ground floor and basement slab areas
  • Observations indicated potential risk of deterioration in PT systems

Solutions & Recommendations

  • Detailed investigation of PT tendons at affected locations
  • Development of appropriate repair strategies
  • Further evaluation to determine extent of deterioration

Outcome

The assessment established the condition of slab areas and highlighted the need for further detailed investigation of PT tendons. This supports informed decision-making regarding repair and investigation planning.
