Project Overview

CDE Engineering Services was appointed to carry out a detailed condition assessment of the basement and multipurpose court areas at Serenia Residences, Palm Jumeirah, Dubai.
The assessment focused on investigating water leakages, identifying sources of ingress, and evaluating associated durability and corrosion risks in reinforced concrete elements.

Client Challenge

Water ingress, dampness, and leakage were observed in basement and structural areas, raising concerns about long-term durability and potential corrosion of reinforcement. The client required a detailed investigation to identify sources of leakage and assess their impact on structural elements.

Our Approach

CDE carried out a comprehensive field investigation supported by testing methods including half-cell potential, chloride profiling, and GPR scanning. Observations were correlated to identify sources of water ingress and evaluate their impact on structural durability.

  • Water ponding observed in basement zones
  • Dampness and coating damage confirmed prolonged moisture exposure
  • Chloride contamination exceeded acceptable limits in affected areas
